<p>Whether you&#8217;re planning on installing ceramic floor tile on the whole kitchen area, or bathroom, or simply to repair broken tiles, having the right tools for the job would make the job easier and cleaner. <p>Safety first. Safety gear like a pair of safety glasses, heavy duty leather gloves, work shoes and long-sleeved work clothes are essential for your tiling work. An early step in tiling is to prepare the floor. If you are installing ceramic floor tile on an existing ceramic tile floor, you may need to tear it out to get to the concrete subfloor, where you can lay in your new ceramic tiles. For that, you will need a flat-head chisel and a hammer, or a mallet. Wearing protective clothing will help you avoid getting hurt from broken shards and other debris which cause nasty cuts, if you are not careful. After chipping away the existing ceramic floor, you&#8217;ll need the concrete subfloor clean from dust and debris, so have a broom, some sponges and clean dry rags, and buckets of clean water. Use a handheld sander to roughen up or scarify the subfloor so that the thinset mortar or tiling adhesive may be able to take hold once you start installing ceramic floor tile on it.</p>
<p>After tearing out the existing ceramic tiles and cleaning the concrete subfloor, lay it out. Find the center of your concrete floor by measuring the length and width of your floor. You can do this using a tape measure, a carpenter&#8217;s level, and some chalk and string. The intersecting point is your reference for laying in your tiles. Run chalk lines over your reference point so you&#8217;ll have a guide for installing ceramic floor tile.</p>
<p>Once your floor&#8217;s been laid out, you can start tiling. You will need a notched trowel, tile spacers, and tile thinset mortar or tiling adhesive. As you install the tiles, don&#8217;t forget to put in tile spacers between individual tiles so that you get an even and consistent spacing for your tiling grout.</p>
<p>It is quite possible that when you reach the end of your ceramic tile row, the space left may not be enough for the full size of your ceramic tiles. So, you&#8217;ll need to cut your tile to fit in the remaining space. You can do this with a tile cutter. You may purchase a tile cutter from your local home center, or rent it out from the tool rental yard. Measure out the required size (don&#8217;t forget to include extra space for your tiling grout and cut away the excess tile material. But tile cutters only work for straight cutting. When installing ceramic floor tile, you will encounter irregular shapes. For that, you will need to use a pair of tile nippers. Draw an outline of the irregular space on the underside of the tile, and then etch a line along it using a diamond cutter. Then, use your tile nipper to break off the unusable edges, until you have required shape. Do this a little at a time, so you can control your tile nipping. Beware: The cut edges of the tiles are deceptively sharp. Smooth the cut edge with sandpaper so you can safely handle it.</p>
<p>Allow some time for the tiles to settle.  Then you are ready to fill in the tile spaces with tiling grout. For this, you&#8217;ll need a rubber grout float. Use your grout float at angle to maximize filling in the spaces with grout, and press firmly as you go along. While you&#8217;re letting the grout dry for a while, get a few buckets of water, sponges and some clean rags. Remove the excess grout on your ceramic tile floor with a damp sponge. Rinse your sponge regularly so you can get a clean wipe and finish every time. Once done, dry your ceramic tile floor with the clean rags.</p>

<p>I tell him and he&#8217;s ready to go.  Now his plan is take the entire amount, I believe about $134,000, put it in the bank and live off of it while its gaining interest with his bank.</p>
<p>I say, &#8220;slow down there partner, I don&#8217;t think this is your best choice&#8221;.  He has a very typical reverse mortgage need.  That is the need for additional funds to cover life expenses. <span id="more-31"></span></p>
<p>His home is owned free and clear.  All he needs is an occasional draw of some kind to get him through.  He is not extravagant in any way.</p>
<p>He has four different cash out options to receive money from his reverse mortgage.  The one he wanted was probably the worst option for his particular situation.</p>
<p>The 4 options are as follows:</p>
<p>Number one is for the mortgage company to deposit a large glut of money right into the borrower&#8217;s bank account.  The borrower can use this lump sum option to pull out any amount at or less than the mortgage companie&#8217;s alottment.</p>
<p>The second option is for the lender to send monthly draws to the borrower.  The borrower can choose to receive money until death, in which case the lender sets the amount the borrower will receive.  Or the borrower can set an amount to be received every month.</p>
<p>A popular option is to use a reverse mortgage line of credit.  In this instance the mortgage company alots a loan amount.  The borrower simply leaves the alotment in the line of credit until it&#8217;s needed.   The benefit is no interest accues against the home while the money is in the LOC.</p>
<p>Another important point to note about the line of credit is money sitting in the line of credit is accruing interest for the borrower&#8217;s favor thus increasing borrowing power over time.</p>
<p>The last option is a combination of the forementioned options.</p>
<p>Going back to my lump sum borrower it is pretty clear he is much better off without the lump sum as he doesn&#8217;t need all that money, and interest would be eating away at his equity using that choice.  He was better off with some for of monthly draw combined with a line of credit.</p>

<p>1. Examine the home buying process. This will allow you to make better decisions. Home buying has it&#8217;s own language, so be sure to read through a few home-buying glossaries before you get into the thick of things. <span id="more-23"></span></p>
<p>2. Obtain your credit report. Get a copy of your credit report and review it for errors. You can get copies from all three credit bureaus at once by visiting www.AnnualCreditReport.com. Mortgage lenders will review your credit with a fine-toothed comb, so you should do the same &#8230; before they review it.</p>
<p>3. Fix credit errors quickly. If you find an error on your credit report, go to the company&#8217;s website where the report came from (TransUnion, Equifax or Experian) to contest it. It can take time to clean up an erroneous credit report, so get started as soon as you spot the error.</p>
<p>4. Avoid new lines of credit. Try to keep your financial situation as &#8220;stable&#8221; and favorable as possible. It&#8217;s a good idea to pay down some debt (see item #4 above) and to save up some cash. But the worst thing you can do is take out a new loan / line of credit. At best, this could make the qualification process take longer. At worst, it could tip the debt scales into the &#8220;greater than 20%&#8221; zone, which will make it harder to get a loan.</p>
